The 150-acre tract on the western slope of the New Jersey Palisades was formerly a tract donated by John D. Rockefeller to the Greater New York Councils of Boy Scouts. The site is located 20 minutes north of the George Washington Bridge.

The design approach utilized in the development of the site was to create a residential community of one and two-acre estate sites with full infrastructure, to be sold to individuals for the construction of custom designed luxury residences. Rio Vista worked closely with the local and county governmental officials, the National Park Service, Sierra Club and Members of Congress to dedicate a substantial portion of the site to passive woodland use and environmental preservation, with density bonuses on the balance of the site.

Only 30 acres of entire tract was developed with density bonuses for our preservation efforts and private luxury home sites from 4,000 to 10,000 square feet on acre tracts of lands.
