The 300 acre tract was formerly the early 20th Century country estate of sugar baron Emanuel Rionda. The site is located on the New Jersey Palisades 10 minutes north of the George Washington Bridge.
The design approach utilized in the development of the site was to create a residential community of one and two-acre estate sites with full infrastructure, to be sold to individuals for the construction of custom designed luxury residences. Rio Vista worked closely with the local and county governmental officials to interconnect roadway systems and to extend the sanitary sewer facilities from Cresskill to Alpine, preserving the environment from extensive blasting and removal of trees on the building sites. The entire tract was developed with 197 housing sites, miles of roadway, infrastructure and related facilities. The Rio Vista Tower on the Esplanade was restored and dedicated contributed to the Borough of Alpine as a historical landmark of the former country estate. Elegant homes have been constructed in Rio Vista ranging from 4,000 to 40,000 square feet.
